Still a new name among investors. Takes time for people to understand the business (it\'s got 1 hotel and a property development business). It does seem undervalued based on RNAV. Half price to RNAV which is around 60 c by some estimates. U can\'t buy what\'s popular and up by 100% - and hope to get a good gain. Buy and hold what\'s a bargain until the market wakes up to its intrinsic value.
a) Downside limited, cos of RNAV is 47.3 cents when stock price is only 30 cents. Actually, RNAV should be much higher if you take into account revenue that has not yet been booked. b) Dividend of 1 cent, not hot, but better than putting money in fixed deposit. Come to think of it, 1 c = 3.33% yield, which is what you might get from renting out a property. (Minus the hassles of being a landlord)....
you cant buy a property counter based on its RNAV. Property counters usually have high RNAV. I used to own Singapore land years ago when its price was always 3+ and refused to move its butt although its RNAV is 6plus..something like that until the moment came when marke went hot and it went up alot which i sold it. Roxy is a quiet name in property and not many people heard of it. It needs years for investors to notice. It is a good stock to me but long term and not for contra or just because its RNAV is 47 compared to current price. There are many counters out there with much high NAV too.
yea.. seems like many property counters have NAV/RNAV higher than their stock prices at this moment.. China New Town also.. about 18c to 12c stock price.. maybe accumulate now and then wait for property market to HOT again, both here and in China, and then sell but SG government seems to be careful it gets too hot..
The P&L is resilient cos of the large sum of money yet to be recognised from pre-sales. Then there is the future stream of income from the 6 plots of land that Roxy has acquired and will be developing over the next 2 years.

The surprise upside could come when they redevelop Kovan Centre. Just have to be patient. Wish they would give a more bold dividend: 2 cents perhaps instead of 1 cent.
