Suntec REIT has done very well like many REITS in the past year. The share price corrected recently from S$2.00 to just $1.875.

Surprising --- and there is value that has emerged.

Suntec REIT is the only Singapore-centric REIT trading below book value!

More value has emerged after the stock slipped to $1.83.

However, note that there was massive short selling today of Suntec. 8,260,100 shares were short sells. with a total value of $14.8 million.

May 30 (Bloomberg) -- Keppel REIT, Singapore’s largest landlord of office assets, led real estate investment trusts lower on concerns that interest rate will rise, making it difficult for REITs to raise funds.

Keppel REIT declined as much as 5.4 percent to S$1.39 and traded at S$1.41 as of 11:31 a.m. in Singapore. Parkway Life Real Estate Investment Trust dropped 6.5 percent, while Mapletree Logistics Trust lost 5.6 percent. The FTSE Strait Times Real Estate Investment Trust Index slid 4 percent, heading for its lowest since Jan. 9. The benchmark Straits Times Index fell 1.5 percent.

Singapore’s property trusts may have to diversify funding sources as they aren’t prepared for an “interest rate shock,” Fitch Ratings said in March. The city’s REITs have been increasing short-term debt with record-low interest rates and face refinancing risks when borrowing costs rise, which may force them to sell assets or shares to boost their funding, according to the ratings company.

“Upping interest rates is definitely negative for assets such as bonds and REITs,” said Ng Kian Teck, a Singapore-based analyst at SIAS Research Pte. Investors would typically want their return to be more or less stable without large fluctuations, he said.

Singapore’s 10-year bond yields rose to 1.86 percent
yesterday, the highest close since August 2011.

Business and property trusts have dominated Singapore’s IPO market in the past year as high-yielding assets gained popularity amid low interest rates. REITs raised S$4.2 billion ($3.3 billion), or 69 percent, of the S$6.1 billion of stock sold in Singapore IPOs in the past 12 months, according to data compiled by Bloomberg.

The measure tracking REITs in Singapore offers a 4.8
percent dividend yield, compared with 3 percent for the Straits Times Index.

Brought small amount of Suntec REIT. S$1.68 level seem to be holding on for the time being.
